Early yesterday morning I picked up a call from a REALTOR I don’t know. She is the listing agent (reps a seller) of a property that is two doors down from a property I sold a few months back. She was calling because I sold the neighboring property as the buyer’s agent using an FHA loan.

“I’m just wondering how you were able to do an FHA loan on that property?” she said.

“Why wouldn’t I be able to?” I responded as I’m breathing in actual ice-air from the 2023 Phoenix blizzard.

“Well I checked the FHA condo site and the community isn’t listed there,” she replied.

I make that face I make anytime something sounds kinda dumb or confusing, “Well yah it’s a townhome.”

“Yah I know I have it as a townhome but I don’t see it as approved on the condo site so did you guys have to get an exception or… because my seller got a good FHA offer last week but we turned it down but then I saw you did FHA so wondering how.”

“It’s a townhome is how” – now looking at the camera like Jim from The Office.

This continued for another 30 seconds before I had to explain to the agent that a condo and townhome aren’t the same thing and the FHA condo cert gobiligook would apply to… CONDOS.

The conversation ended exactly like this with God as my witness “so do you think I should recommend to my seller we try to take the FHA offer?” my reply “I don’t represent your seller so that’s not my call.” 😳

SOME OF YALL HIRE ANYONE ON THE PLANET TO REPRESENT YOU I SWEAR YOU DO – *fogs a mirror for 4%* YOU’RE HIRED!

Also, another example of why FHA and VA buyers get shafted – IGNORANCE. Hire competent experienced agents. You hiring your tia, your cousin’s boo, your best friend’s mom who still uses the free trial of DocuSign IS costing you more than you think you’re saving.

In conclusion, your licensed MeeMaw is a liability.
